Westlake provided consulting surveying services to assist Gerding Edlen with a development of a 17-story mixed-use building located on the corner of SE Martin Luther King Jr. Blvd.
Dubbed 5 MLK, the building includes 120,000 sq. ft. of office space, 220 apartment units, and 15,000 sq. ft. of retail space. The original building on the site, built by an unknown architect in 1900, was most recently home to Fishels Furniture until it closed its doors in 2016.
The property has already earned a Fitwel certification and Salmon Safe certification. The property also anticipates receiving LEED Gold certification – the most widely used green building rating system in the world and a symbol of excellence in the built environment.
5 MLK is located in the heart of the Burnside Bridgehead area in Portland’s Central Eastside. The area is known for popular restaurants, distilleries, and now includes a number of notable mixed-use buildings.
Westlake provided a Topographic and ALTA/NSPS survey (initial, update, and post-construction), foundation survey, and Record of Survey. Additional out-of-scope topographic mapping of the right-of-way was also completed for the client.
The finished development features modern, minimalist apartments with various floor plans (studio, one-bedroom, and two-bedroom), five floors of commercial office space for lease, and amenities such as a swimming pool, media lounge, grilling stations/fire pits, fitness suite, and more.
Westlake did a fantastic job of getting good documents together on a complicated project.”
