3D Laser Scanning to Support Renovation

 

Westlake was chosen by Naito Development to perform 3D laser scanning services to support renovation of Portland’s iconic Grove Hotel. Redevelopment plans for the hotel, built in 1906, included maintaining three stories on the Burnside St. side, and creating a 9-story, 100-foot ‘skinny tower’ on the 4th Ave. side of the property. Retail space, a restaurant and rooftop garden bar, and 112 lifestyle boutique hotel rooms were to be featured.

Westlake provided 3D laser scanning of the hotel to augment our prior topographic survey of the building’s exterior and surrounding area. We also were able to provide floor elevations and other very detailed as-built information of the basement and three above-ground floors. We tied the scan data to our existing topographic survey of the surrounding area, which we had captured for other clients associated with the development. The 3D mapping derived from the scan data provided floor elevations, and showed deformations and past remediation efforts. The design team could then use this data during the design and renovation process.

Laser scanning made it possible to safely capture more data than conventional surveying, and in a shorter amount of time. This was especially useful due to the dilapidated condition of this century-old building.

The renovated Grove Hotel became The Hoxton after the project was sold by Naito Development to the United Kingdom-based chain. The hotel opened its doors to the public in the summer of 2018, following the $25 million redevelopment process.

The Hoxton features 119 rooms (more than initially proposed) inspired by Northwest Modernist design. It is home to Lovely Rita, an American bistro on the main floor of the hotel, Tope, a rooftop Mexican restaurant and bar, and a tucked away speakeasy-style bar called 2NW5. It’s location in the center of Portland’s historic Old Town puts it in close proximity to trendy dining spots, shopping, and local mainstays such as Powell’s City of Books and the Portland Saturday Market.
